Property is the one asset class here that pays an income, so it is priced on the two numbers that decide a purchase: the capitalisation rate and the monthly net. Cap rate is computed the real way, annual net income over price, from each listing's rental yield and maintenance cost.
Where a listing has no rental yield, such as raw land, the cap rate is shown as a dash rather than as zero, because "no income" and "zero per cent return" are different statements. Purchases settle in full and in cash; there is no mortgage on this path.
